Structure

1. RCC framed structure with non-load bearing Porotherm Hallow Brick and cement mortar walls.

2. Outer walls will be 8” and inner partition walls will be 4’ thick.

3. Ceiling height will be 9’6” approximately except in the toilet wall where it will  be 8.5’

Wall Finish

1. Walls will generally be plastered outside and inside

2. Inner walls with Asian Tractor EmulsionRoller finish with Birla/Asian patty.

3. Ceiling with Asian Tractor EmulsionRoller finish with Birla/Asian

4. Outer walls shall have 2 coats of Exterior emulsion paint with 1 coat of primer

Flooring

1. Foyer, Formal living, Family living-Dining , All bed Rooms, Kitchen and Sit Out- 3’ x 3’ Vitrified Tiles( Rs 150 /- Per Sq.ft . Inclusive of laying charges).

2. Kitchen service & Balcony’s with 1×1 plain colour ceramic tiles. (Kajaria / Somany / Equivalent) (Rs .40/- Per Sq.ft Inclusive of laying charges ).

3. Flooring in all toilet areas will be of 1×1 Non-Skid Tiles. (Kajaria / Somany / Equivalent) (Rs.40/- Per Sq.ft Inclusive of laying charges)

Doors

1. The main door frames and door panels will be of teakwood with self-design and finished with lacquer varnish.

2. Main door will be provided with Godrej/Europa Ultra lock, one aldrop, safety chain, peep hole, brass keels and tower bolt.

3. All the other door frames will be with good quality teak wood. 4. Bed Room doors will be Kailash/Bount Equivalent door, Painted on Both Sides. with one lock and tower bolt. (Europa/godrej / Equivalent).

5. Toilet door will be one side Polyurethane coating Kailash flush/Equivalent doors. Enamel painting finish on both sides will be provided with aldrops and baby lock. (Europa/Godrej / Equivalent).

6. All the door fittings will be of Aluminum.

Windows And Ventilators

1. UPVC Frames with UPVC Shutter approved branded.

2. Steel grills in all windows and ventilators. (Enamel painting finish White/Black Color).

Kitchen

1. Black granite Slab including shamphering for kitchen table top will be provided

2. Single bowl stainless steel sink with Drain board (Make-Nirali or equivalent) will be provided

3. Feet dado above the kitchen counter in Plain coloured ceramic tiles. (Kajaria / Somany / Equivalent) (Rs 40/- Per Sq.ft Per Sq.ft Inclusive of laying charges)

4. Kitchen will have two taps, one for bore well and other for CMWSSB / Metro water.

Plumbing And Sanitary Fittings

1.Outer Lines with P.V.C. Finolex / Varun / Ashirvad  Equivalent and internal Concealed Pipeing will be CPVC / Equivalent.

2. All closets and wash basins will be provided in Kohler / Parryware/RAK

3. All C.P. fittings will be of Parryware/ Kohler 4.Washing machine point will be provided.

Water Supply

1. Adequate bore well and metro water sump. (12,000 ltrs capacity)

2. Two over head Tank one for metro water and other for bore well water

Lofts Will be provided in two bedrooms and Kitchen

Electrical Wiring / Points

1.Concealed Three Phase Electricity supply with Anchor Wiring /Finolex Wiring / Equivalent, E.L.C.B. adequate light, fan and Plug Points. A/c. points in all bed rooms. Switches will be of M.K / Anchor / Equivalent.

2. Separate meters for lighting in common areas, lift and the pumps.

3. Each Allottee shall have an independent electrical meter connection.

Common Area

1. Lifts: 6 Passengers Elevator Automatic.

2. Intercom: Connected security to each Flat.

3. Power Backup – For Common Area only

4. Name Board: Stainless Steel Name Board will be provided for each block.

5. Letter Box: Individual letter box will be provided for each Flat owner at the entrance of each block.

6. Flat No: Individual Flat Number will be provided in the entrance of each Flat.

7. TV Line: Concealed PVC pipes for TV cable will be provided with two entry points one in the living room and the other in the master bedroom.

8. Telephone Line: A common board will be provided near the entrance to the building for incoming telephone line, with provision for concealed wiring from this board to two points in each Flat, one in the living and the other in the master bedroom.

9. Landscaping: Will be provided in chosen areas.

10. Common Area: outside the building will be provided with paving block

11. Car Parking:  Will be numbered and lines will be drawn.

12. Servants Toilet: Will be provided

13 Compound Wall: Will be provided on all sides, retaining existing walls if any. Roadside wall will be built to design as specified by the Architect with gates.

14. Rain water harvesting: Will be done as per norms.
