  • Pune witnessed the launch of about 230 projects during the year 2014, out of which 29 per cent projects were launched in the West Region, 23 per cent in the East, followed by 22 per cent in the South and only 5 per cent in the central part of the city.
  • Interestingly, almost half of the new supply in Pune comprised of small-size projects that had less than 100 units each. This could be due to the fact that demand in Pune is largely skewed towards smaller properties at affordable prices. Additionally, the city boasts of having maximum demand for affordable properties
  • Further, only 11 per cent of the new supply comprised of large-size projects having more than 500 units each. Most of these large-size projects are scattered towards the peripheral areas across all regions.
  • Proximity to industrial belts and easy access to IT/ITeS areas are major growth drivers for housing demand in the North and West part of the city. Moreover, several educational and government institutions and retail spaces are located towards the central region which, in turn, is leading to high residential demand. Besides IT, ample social infrastructure facilities such as hospitals and malls in eastern zone is leading to unprecedented housing demand here. Affordable prices and improved connectivity with other parts of the city are driving growth in the South part of the city.
  • Furthermore, East and West region have a healthy supply of large-size projects comprising more than 1000 units each. Availability of large tracts of land in these zones is one of the key reasons for this. As per data, Wagholi has three large-size projects.

Pune has a good number of national highways and state highways that provide excellent connectivity. NH-4 connects Pune to Bangalore, Mumbai and Kolhapur, while NH-9 connects the city to Hyderabad and NH-50 to Nashik. The State Highway connects the city to Aurangabad, Ahmednagar and Alandi. India's first six-lane high-speed expressway, the Mumbai-Pune Expressway, has significantly improved the connectivity of the city. Built in 2002, the Expressway has significantly reduced the travel time between Mumbai and Pune.

The Pune International Airport is situated at Lohegaon. It offers domestic flights to major Indian cities and international flights to Frankfurt and Dubai. Local trains in Pune connect it to Lonavala and Pimpri-Chinchwad. There are daily express trains that link the city to Hyderabad, Chennai, Kochi, Kanpur, Mumbai, Jammu, Patna, Bengaluru, Delhi, Coimbatore, Howrah and other cities.

For improved connectivity within the city, Pune Metro Rail is in talks with the DMRCL. The proposed metro will have both underground and elevated sections. The initial routes are outlined between Vanaz-Ramwadi and Pimpri-Swargate.

PMPML buses offer very good transport service within the city and its suburbs. In addition to it, the Maharashtra State Road Transport Corporation (MSRTC) also provides buses from the main stations in Pune to all the prime locations in Maharashtra. Pune has currently started the Bus Rapid Transit System (BRTS) between Katraj, Swargate and Hadapsar. There are other routes being proposed and under construction.

  • Sinhagad Road is witnessing high rental demand owing to the increased connectivity through planned Bus Rapid Transit System and 9km road leading to the Sinhagad Fort.
