MASTER PLAN
STRUCTURE:
R.C.C. framed structure with foundation columns and beams as per structural drawings.
External Walls will be done in 8” thick and internal walls 4” thick as per drawing using structural Masonry blocks manufactured by us or equivalent.
Ceiling, Internal and External wall plastering will be done.
JOINERIES:
Main door frame would be mad out of Teak wood with good quality main door and enamel paint. It will have a Godrej/equivalent brand lock and brass fittings.
All the other door frames will be made out of country wood frames with flush or skin doors with powder coated fittings.
The Toilets /Balcony/Head room doors will be water proofed.
The windows and ventilators will be fixed louver type in powder coated aluminum with 4 mm pin head glass duly fixed with M.S.Grills 10mm square rods and painted.
All windows will be of sliding type only.
Loft coverings/ Wardrobe wood work and any other wood work other than those mentioned in this specification is not part of the standard offering.
How ever should the customer desire to get it done the builder can handle it as an additional work chargeable to the customer which is beyond the scope of this agreement.
GRILLS:
By default 10 sq.mm rod grills are embedded in the walls for eachwindow.
Main door safety gate , service door safety gate and balcony grills arenot part of the package and becomes chargeable as additionalaccessory should the customer desire to get it installed.
FLOORING:
Flooring in Living, Bedrooms, kitchen will be in vitrified tiles.
Toilet wall tiles will be of normal ceramic glazed tiles upto 7’ height andthe floor will be of anti-skid ceramic tiles.
Ceramic/glazed tiles will be laid above the kitchen platform up to 2’height only.
KITCHEN:
Will be laid with 2 ft wide black granite( G20) slabs for a maximum of24 Sft and fitted with single bowl with drain board SS sink.
Bottom Shelves will be done in cuddapa slabs to a maximum of 14sq.ft over all .
LOFTS AND CUPBOARDS:
All the bedrooms and kitchen will have only open lofts as per thedrawings (With no wood covering on it)
All wardrobes will be of open type (Without wood covering).
PAINTING:
The ceiling will be painted with two coats of white.
The interior walls will be painted with two coats of O.B.D over a singlecoat of primer with wall putty.
External walls – All sides of the building will be in Ace or equivalentwith one coat of primer and 2 coats of color of builder’s choice.
Main doors will be painted in royal walnut brown color.
All inner doors will be painted in sand stone colored enamel paint.
Grills will be painted with two coats of black enamel paint.
All inner walls will be painted in Raw silk/off white /Bone white/sugarcane/peach/ivory color only ( Note : The lighter the color shadethe bigger the room appears) .
All inner walls will be painted with single color (from theabovementioned ) only.
Any changes to the above mentioned is deemed to be additional and issubjected to approvals.
ELECTRICALS:
Nature of Power Connection- Three Phase.(Each Unit)
Manual three phase changer will be provided inside the structure.
Power outlets for Air conditions in all bedrooms.( For Split A/c)
Power outlets for geysers in all bathrooms.
Provision for exhaust fan in kitchen and bathrooms.
Power plug for cooking range, microwave oven, mixer/grinder in kitchen
Plug points for refrigerator, TV, Audio systems etc.
20 amps 3 phase supply and meter board.
Normal anchor plate switches high lam switch.
Orbit/Anchor wires or equivalent ISI branded wire.
SANITARY FITTINGS:
EWC/ IWC and Wash basin of Parryware or equivalent in allbathrooms – White color only.
WATER:
Taps in Appropriate places for Water from OH Tank.
Overhead will be brick walled and would be of 5,000 liters capacity.
PLUMBING SYSTEMS:
All internal plumbing lines will be concealed to the wall and externallines will be outside the structure.
Two taps will be provided in kitchen one for ordinary well/bore waterand another tap for the Potable water/sump water.
One tap for the wash basin and One tap in utility/service area.
Good quality ISI PVC pipes and G.I pipes.
Good quality ISI standard Chromium plated Metro /Parry ware fittingswill be provided.
Hot and cold-water mixture ( 2 way mixers only) with shower in allbathrooms.
SEWERAGE:
Drainage Inspection Chambers will be provided out side the structure.
Septic tank of adequate size will be constructed
WEATHERING COURSE:
Weathering course will be done with brick jelly Lime.
RAIN WATER HARVESTING:
Rain water harvesting will be done as per the drawings.
COMPOUND WALL AND GATE:
As per approved design and drawings. 6” block or brick work with 5’ htover the plinth beam with plastering.
OTHER FEATURES:
Anti Termite Treatment in all stages of construction.
Compound wall light point provisions
One tap will be provided in the car parking area.
Electricity Meter room covering with sintex/plywood painted.
Motor room built with brick wall and MS gates with painting.
One tap will be provided in the terrace area.
One wash basin will be provided in the terrace area for common use.
