Structural Design

• To with stand all loads including wind and Seismic loads.

• Foundation & Structure

Superstructure

• All Exterior walls with 9” thick brick wall in CM 1:6 prop. and Internal walls of 4-1/2” thick brick walls in CM 1:4 prop. using light weight table moulded clay bricks. Plasteringa)Internal walls & Ceiling : 12 mm thick in two coats in CM mortar 1:6 & 1:4 prop. with sponge finish.
• External walls : 20 mm thick in two coats in CM mortar 1:6 & 1:4 prop. with sponge finish.

Doors

• Main Door : Teak wood frame & Shutter aesthetically designed with melamine polish and Designer hardware fittings of reputed make.
• Internal : Teak wood frame with moulded designer Veneer door shutters, with one side polished and standard fittings.
• French Doors : UPVC sliding doors of reputed make with Float Glass (5 mm thick) shutters and designer hardware of reputed make.

Windows

• UPVC windows of reputed make with Glass panels, 4 mm thick, and provision for mosquito mesh, fitted with elegantly designed M.S. painted grills and standard hardware of reputed make.

Painting

• External : A combination of smooth exterior cement based Wall Care putty and Texture paint containing Synthetic plaster chemicals applied on Cement plaster having very mild keys/ wire brush/sponge finish, in plain finish in 3 coats, synthetic plaster by trowel plus 2 coats of chemical over coat by brush in approved colours.
• Internal : Smooth finish with luppum putty, Altek / Equivalent,2 coats of Acrylic Emulsion paints over a coat of primer.
• Ceiling : Smooth finish luppam putty, Altek / Equivalent, 2 coats of Acrylic Emulsion paints over a coat of primer.

Tile

• Cladding & Dadoing of approved size & make Nitco
• Kitchen : Glazed Ceramic Tiles dado upto 2’- 0”height above Kitchen platform.
• Toilets : Glazed Ceramic Tiles dado upto 7’- 0”height.
• Utility /Wash : Glazed Ceramic Tiles dado upto 3’-0”height

Kitchen Platform

• 20 mm thick granite platform of size 2 feet x 6 feet, laid in CM base over RCC slab and with Stainless steel sink along with provision for both Municipal & Bore water connection and provision for Aquaguard.

Utility / Wash

• Provision for washing machine and wet area for washing Utensils etc.

Fittings in Toilets

• All toilets shall consist of :
• Wash basin
• Designer EWC with flush Tank.
• hot & cold wall mixer with shower.
• Provision
• for geysers in all toilets.
• All C.P. fittings are chrome plated of Jaquar or equivalent make.

Electrical

• Concealed copper wiring of required guage and approved make (Finolex / Havels / Anchor) in conduits for all lights, fans, 5 Amps plug, 15 Amps power plug points, wherever necessary.
• 15 Amps Power outlets for (i)Air conditioners in all bed rooms, (ii)Geysers in all bath rooms, (iii)cooking range chimney, refrigerator, microwave oven, mixer, grinder in kitchen (iv) washing machine (v) motor pumps, etc.
• 5 Amps Plug points for TVs, Audio system, Refrigerator etc., wherever necessary.
• 3-Phase supply for each unit and individual meter panel Boards.
• Miniature circuit breakers (MCB) and ELCB for each distribution boards of MDS / Merlin- GERIN make.
• All Electrical fittings of Anchor / Legrand / Havells.

Communication

• Telephone points in all bed rooms & living rooms.4 pair cable to all the units. Intercom facility connecting to all service units and security.

Cable TV

• Provision for cable connection in all bed rooms and Living rooms

Internet

• Internet provision at one point.

Plumbing & Sanitary

• Water Supply: ISI mark UPVC / PPR piping executed by professional plumber.
• Drainage (Internal): ISI mark standard PVC sanitary piping.
• Drainage (External): ISI marked pipes of required diameter.
• Rainwater disposal: The rain water from the terrace and open areas shall be collected through rain water pipes, which will be discharged into the Rain water harvesting pits to recharge the underground water.
